Retail Rentals and Warehouse Rentals Update December 2016 to   February 28th, 2017 (90 days)

 

Warehouse in Middle Village, 76 street. 8,500 sq.ft. parking for 12 cars/vans Rented for $11,000 together

Warehouse in Middle Village, 74 street, 2,500sq.ft. 4 garages. Rented for $3,700 together.

Retail Double Store in Maspeth, 1,500 sq.ft.. Rented for $1,800

Retail on Metropolitan Avenue, Middle Village, 1,500 sq.ft. 1,000 sq.ft. base., Rented for $3,750

Per Square foot information above is easy. Take the rent times 12 months and divide by the square footage.

This information is for Landlords, Investors, future tenants, sales agents and for Brokers.

Current per sq.ft. prices are essential in renting a space within 60-90 days.

I have 37 years experience and Experience does make the difference.

During the above time frame, I sold a Middle Village, Two family home which is about to close shortly. 

Lastly I did two rentals during this time frame as well.

Now when you interview a Broker be sure they know what they are doing. It does not matter if

they have 5 years experience or 20 years of experience. Ask for example what they have done in the past 90 days.

All of the above Real Estate transactions I did myself in 90 days. I am unique in that I am a hands on Broker.

Many Brokers just sit in the office and let their agents do the work.

The others do get involved in transactions, but I do not think they do anything close to what I have done in the past three months.

Everyone is different and thank God for that. I wouldn't be surprised if I completed more transactions than many entire Real estate companies in and around the areas.

Whether Jim gets a warehouse, retail or a house, he always works to rent or sell it as fast as possible. He sold my family's ranch on 78 st. off Metro within 4-5 weeks. He does not collect listings, he prices them right and sells them.

What good is it to tell homeowners I have 8 listings to sell. What good is it to say all my listings go on Multiple?

Experience does make a difference and an agent or broker who has been highly active the past 90 days is a real positive.

Would you hire a surgeon who has not performed any operations in 90 days?

Here is a great point, the above Broker sells all his listings without placing them on multiple listing service.

That is a good point.

Doesn't it seem a little stupid to hear we have 26 agents and when we put it on Multiple listing service you will have over 500 agents trying to sell your home?

What? Do you really think you need that traffic going through your home?

We had a agent come to the house once and I heard at so so real estate we have hundreds of agents working there. I said why?
